WEB SITE LISTINGS -
Plan "A"
- If you list your properties on OPP's Web Site yourself - and you show, manage, maintain, and rehab those investment properties yourself, you pay $50.00 (for six months) for your initial listing, plus the one-time $25.00 Set-Up Fee
or a total of $75.00 for your first listing, plus $45.00 for each additional listing, thereafter).  This price includes: 1) you adding/changing all your information to OPP's Web Site; 2) you taking, and adding the pictures to OPP's Web Site; 3) an initial Email Listing will be sent to over 1,100 subscribers of "OPP's Newsletters" and "OPP's Notices of New Listings"; and 4) your listing staying on OPP's web site until that property is sold.  With Plan "A", your name and contact information is listed with your property on OPP's Web Site so potential buyers will call your directly.

Plan "B"
- If OPP lists your properties on OPP's Web Site - and you want OPP to: 1) add/change all your information to OPP's Web Site; 2) take and add the pictures to OPP's Web Site, you pay $70.00 (for six months) for your initial listing, plus the $25.00 Set-Up Fee
or a total of $95.00 for your first listing, plus ($65.00 for each additional listing, thereafter).  This price also includes: 3) OPP sending out an initial Email Listing to over 1,100 subscribers of "OPP's Newsletters" and "OPP's Notices of New Listings"; and 4) your listing staying on OPP's web site until that property is sold.  With Plan "B", your name and contact information is listed with your property on OPP's Web Site so potential buyers will call your directly.

Plan "C" - If you hire OPP to help you manage, maintain and/or rehab your properties (on a non-exclusive basis),
your listings on OPP's Web Site and Email Listings to OPP's subscribers are FREE.  We will: 1) visit the property; 2) take pictures; 3) briefly inspect the property; 4) add your listing to OPP's Web Site; and, 5) add OPP's yard signs to the property (your option).  OPP will be compensated according to the services it provides to the Seller.

ALL OTHER SERVICES -

One time "Set-Up Fee" - you will be assigned a Sellers Log-In ID" and a "Password" - Training is FREE
  $   30.00 - F
or OPP "Taking Pictures", and adding them to your listings
  $   50.00 - For Listing a Rental/Leasing Property - you pay in advance (plus the one time Set-Up Fee)
  $ 200.00 - For Listing a Rental/Leasing Property - due when you Rent/Lease the Property (no Set-Up Fee)
  $   75.00 - For a HRH's Rehab Services, Inc. Service (Maintenance) Call, Includes up to one hour (including travel), Plus materials
  $ 100.00 - For OPP to visit the property to do a "Walk-Thru" for inspection purposes
  $ 150.00 - For OPP to submit a "Written Bid" for work that needs to be done on the property (includes walk-thru)
  $ 240.00 - For a 6 months "Vendors Advertising Package" - As a Vendor, your information will be emailed to OPP's Subscribers at least 4 times per month, and will be posted on OPP's Vendors Page
To Pay for OPP's Services -

  1. None of the properties listed on this web site are not owned by Other Peoples Properties, LLC (OPP).
  2. The information contained on this web site is intended for the exclusive use of  our clients, or persons interested in purchasing, renting or leasing investment properties.
  3. We  do not display the names or phone numbers of the  property owners (sellers), buyers, appraisers, or any of our construction companies/personnel.  These names are considered by OPP to be  confidential information unless the seller has agreed to it in advance.
  4. OPP may or may not provide property management and/or construction management on these properties.
  5. It is very important that the potential investor/buyer does not start or make any arrangements (appraisals, title work, funding, etc.) on any of these properties until investor/buyer has verified that the property is still available by calling OPP or the Property Owner (seller), if known.
  6. Neither OPP nor the Property Owners (sellers) are responsible for any reimbursements of any fees that a potential investor/buyer may incur if the investor/buyer does not secure a "Purchase Agreement" in advance.
  7. When visiting these properties you will notice they are in various stages of rehab, while others are in "move-in" condition.  To get updated information on these properties, please check this Web Site regularly.
  8. Information on this Web Site is updated several times during the day.
  9. All property are sold in an "As-Is" condition.  And as always, it is the potential buyer's responsibility to evaluate and determine the condition of the property before the closing.
  10. None of the properties that OPP offers should be listed on any Multiple Listings Services (MLS).  If a property is found to be listed on the MLS, OPP will immediately remove that property from OPP's web site.  All OPP Property Managers work for the Seller/Owner of the property, thru OPP, and are paid "Manager's/Finder's Fee's" thru Other Peoples Properties, LLC.

Listings Codes (if the Code not listed, it is self-explanatory)

  1. Prop # - Property ID #: A number assigned to the property by OPP for tracking purposes.
  2. L/C - Location Code: Other than the Zip Code, we sort using a location code (Example: "1-1". The first "1" indicates the city (Indianapolis) and the second "1" indicates the section of that city (Central Indianapolis) - See Indy Zip Code Map
  3. Info - Click on this link to go to the "Property Information Page".  This page lists all the information on that Property.
  4. Price - is the Selling Price (if any), is assigned by the Seller/Owner, and is subject to change on a daily basis.  It is based on the condition of the property the "Date" the property was  listed or updated.  These properties are continuing to be rehabbed as you view the information on this Web Site.  Please contact, by telephone, OPP to verify, the current Selling Price before you make any decisions concerning these properties.
  5. SqFt - Square Footage - The estimated Square footage is of the "House" area only - We do not list the lot size or the acreage of the Property.
  6. Dwelling - Type of Dwelling - Single, Duplex, Triplex, etc.
  7. As Is - The listed As Is Price (if any), is assigned by the Seller/Owner and is subject to change on a daily basis.  It is the price that the Seller/Owner will take for the property as it now stands.  No further work will be done by the Seller/Owner.
  8. Value - The listed Estimated Value (if any) is just that, it is an estimated value assigned to the Property by the Seller/Owner - not OPP.  This estimate is usually the estimated value of the property after totally rehabbing of the property (getting it ready to retail).  NOTE: It is the potential investor's/buyer's responsibly to hire an authorized appraiser to properly appraise any current or future value of the Property - not OPP nor the Seller/Owner.
